  • Most of the property is zoned for industrial uses:  
                   +/- 738 acres zoned I – Industrial District
                   +/- 51 acres zoned B-3 – Business, Light Manufacturing District 
                   +/- 51 acres zoned R-2 – General Residential District

  • The property is situated immediately south of the Gaylord Regional Airport. The Airport is equipped with an ILS precision approach system, the 6,578 ft. runway weight capacity rating is 100,000 lbs. based on double wheel configuration to accommodate charters, private and cargo operators. Road access includes two interchanges on Interstate 75 both located with two miles of the property. Additionally there is Class A access to M-32 to US-31. Rail is accessible on site and serviced by Lake State Railway.  
  • Three buildings totaling 600,000 square feet once stood on the property and were used to manufacture particle board. The mill closed in 2006 and the buildings were demolished in 2013.  
  • The main electric feed for the three former buildings was 13.8 kilovolt from Consumers Energy. There is a 15 megawatt Consumers Energy substation on site. DTE has a gas main across the street from. Gas lines were cut and capped at the time of demolition, but lines are still in the ground on site. The property can be connected to the City of Gaylord sewer system.
  • The entire property has been designated as a Redevelopment Renaissance Zone to encourage economic activity and create jobs.
